Exempted from the soft story retrofit ordinance due to the existing CMU wall at the garage area. Proposed voluntary upgrade of draging and shear transfer to existing CMU wall. Analysis was performed to prove that elevation is not a soft story wall line by strength and stiffness comparison to stucco wall above. Updated to omit HFX panel retrofit. Drag lines and shear transfer remain to connect shear to existing CMU wall.
