UNAUTHORIZED CONSTRUCTION COB25-00286 - Like-for like fire damage repair at existing SFR including MPE. No change to overall square footage. Existing electrical service and panel to be upgraded from 150A to new 200A. All doors and windows to be replaced and brought up to current code compliance. This report identifies permits and documentation required to obtain a permit for removal or restoration of the building to a safe condition. This report is not an appraisal for financial claims. The building inspector may require portions of the building or other debris to be removed to allow evaluation of the damage. Structural shoring and additional lighting may also be required. Before demolition or restoration can begin, an approved method of trash containment and removal must be in place. DATE: 1/13/2026 ADDRESS: 850 S PASADENA MESA DAMAGE CAUSED BY: Fire INSPECTED BY: Richard Lemcke The inspection of the site identified the following: Please note that before a damage permit is issued an estimate showing the Company doing the work, the subject address, scope of work, materials, and labor from either the contractor or the insurance company will be required. A written scope of work is required to approximate the cost of the permit, verbal estimations shall not be used. This structure shall be restored per plan/engineering in compliance with 2017 NEC, 2018 IRC/IBC requirements. Any deviation will require submitting and addenda to the plans before any restoration/construction can resume and will result in a Stop Work Order. Structural members were damaged by and will need stamped engineering. Electrical was damaged and will need to replace all wiring, including unit panel and devices throughout per 2017 NEC/2018 IRC or 2018 IBC. Mechanical equipment was damaged, and all mechanical components will need replacing. Minor damage to plumbing, some pipes will need to be replaced or repaired. Note: Any structural members charred to a depth of 1/8” or greater are to be replaced. All plumbing, electrical and mechanical systems damaged by heat are to be replaced. A.
