Construct 7,501 sq. ft. 5 suite retail building with 2,126 sq. ft. of attached canopies with Site work including public utilities. Offsite improvements broken out into a separate plan set reference BLD2008-09929. Suites 101 thru 104 are finished suites; Suite 105 is a bare shell, SEE CASE NOTES FOR SUITE AREAS. Building has CMU exterior walls with wood framing and prefab roof trusses and 3 coat stucco finish. Install five 5-Ton (2,000 CFM, 745 lbs. operating weight)rooftop heat pumps, two on Suite 101, one each on Suites 102-104 and, install two roof curbs for up to 6-Ton rooftop HVAC unite (max 750 lbs. ea.) on Suite 105. Install 800A 120/208V 3Phase 4Wire SES with one 200A House Panel for general building lights and power, five 200A Panels, on in each suite, and three 200A disconnects for future panels. Install all conduit and wire for lights and power in each of the finished suites. Install one ADA accessible restroom with Insta-Hot water heater and drinking fountain in each of the finished suites. Install 2" water service with a 1-1/2" meter and 4" sanitary sewer service for the building and a 2" Master Site landscape water service and meter. Install 2" water service for future 1" meter for potential Restaurant in Suite 105.
