Alteration Commercial

Level 1 alteration of 1 existing 3 story apartment building and community space. There are a total of 99 apartments existing, and one apartment will be added during construction: the current leasing will be renovated as an apartment. The lobby and a portion of the first level of building will be a level 2 alteration to provide an accessible route, and community space with a new leasing office. Laundry facilities will be upgrade, and a maintenance office will be created 6 apartment will be renovated for compliance with current UFAS guidelines. 2 apartment will be renovated for compliance with current visual and hearing impaired VHI guideline. Exterior facades are brick veneer, and the masonry and mortar will be repaired as necessary. Membrane roofing will be replaced. HVAC systems, appliance, equipment, windows,lighting, fixtures and finishes that have reached the end of their useful life be replace per and apartment matix. The primary building entrance will be redesigned as a handicap accessible entrance, and new entry canopies installed. A new dumpster enclosure will be constructed to replace the existing, damaged enclosure.
