Source description
The Contractor agrees to provide labor, supervision, and construction services necessary to combine Apartment Units 3C and 3E into one residential unit, according to the architectural drawing titled A2-0 – Proposed Floor Plan. • Remove interior walls marked in red on the construction drawings. • Open a portion of the demising wall between Units 3C and 3E (8” reinforced concrete-filled CMU wall) according to structural specifications. • Provide required structural framing or support for the new opening as specified in the plans. • Remove the existing kitchen and bathrooms from one of the apartments as indicated in the drawings. • Remove existing cabinets, fixtures, and finishes in renovation areas. • Dispose of demolition debris according to local regulations. • Frame and reinforce the new opening between the two units. • Repair and prepare surrounding wall areas for new finishes. Cabinetry & Millwork • Fabricate and install new kitchen cabinets in the designated kitchen area. • Install additional cabinetry or storage units as required by the final layout. Bathroom Renovation • Renovate existing bathrooms including: • Removal of existing fixtures and finishes • Installation of new fixtures • Installation of new cabinetry/vanity • Plumbing modifications as required Plumbing Work • Modify plumbing lines to accommodate: • New kitchen configuration • Bathroom renovations • Removal of kitchen plumbing from the eliminated kitchen • Install necessary new plumbing connections and fixtures. Electrical Work • Modify and upgrade electrical system as needed for the new combined apartment layout. • Relocate outlets, switches, and lighting fixtures as required. • Provide electrical connections for kitchen appliances, bathrooms, and general living spaces. General Construction • Framing, drywall repair, and finishing where demolition or modifications occur. • Preparation of surfaces for painting and final finishes. • Coordination with building management when required. Project schedule may be affected by inspections, material availability, or building regulations. CHANGES IN WORK Any additional work or modifications not included in this agreement must be approved by the Owner through a written Change Order, including adjustment to price and schedule.
