Source description
Full Interior demolition, including old drywall, interior framing studs, existing flooring, cabinets, tile, subfloor and roofing. All debris will be contained and hauled away by private vehicle and will not impede right of way zone. Remove and replace existing floor joists with new 2x12 joist 16" O.C. throughout. Remove and replace roof joist with 2x12 joist 16" O.C. Install 3/4 fire retard sheathing along the neighboring unit. Install new 3/4 tongue and groove sub flooring throughout 1st and 2nd floor and 3/4 fire retard plywood on the roof Frame interior perimeter and partition walls with 2x4x10. Install new 1-3/4 x12 LVL's at stair openings, roofing and other designated structural locations per plans. remove and replace (11) windows Remove and replace the existing front porch in accordance with approved drawings and structural requirements. Install R-21 insulation in perimeter walls and R-49 insulation in roof areas. Hang and finish 150 sheets of 1/2" drywall, prime and paint all walls, ceilings and trim throughout. Install 1420 sqft. luxury vinyl pLanks (LVP) FLOORING. Install kitchen cabinetry, granite counter tops, etc. Remove and replace (2) exterior doors and install (7) new interior doors. Remove and replace (3) staircases in the same location as before, railings, trim/baseboards. Tile 120sqft flooring and tub surround walls Full interior rehabilitation and structural framing in accordance with approved plans All work to be completed per Baltimore City Local Building Codes. Approved For Work only. Subject to the permitted uses and regulations under the provisions of the Zoning Ordinance. Separate permit will be required for electrical, mechanical, and plumbing work.
