*********** The proposed work consists of converting an apartment on the 1st floor into an office in an existing multi-unit residential apartment building. ****** SCOPE OF WORK: -------- LEVEL II INTERIOR ALTERATIONS --------- The project scope includes selective interior demolition, reconfiguration of the interior layout, alterations of MEP systems, and compliance upgrades for life safety and accessibility. Framing and Interior Construction to support the new unit layout, including new wall assemblies, kitchenettes, bathrooms, and storage spaces within the units. Life Safety and Accessibility Improvements, including fire-rated walls, egress lighting, compliant stairways, and smoke/carbon monoxide detectors. Accessible units will be included in accordance with applicable code requirements. Finishes and Fixtures, including drywall, flooring, doors, trim, paint, cabinets, lighting, and bathroom/kitchen fixtures. -------- EXTERIOR ALTERATIONS ----------- Exterior Modifications, limited to ADA-compliant entrance improvements and emergency egress components and painting. No changes to the building footprint are proposed. ------- TRADES ------- Mechanical, Electrical, and Plumbing (MEP) upgrades, including minor alteration of the existing HVAC systems, new plumbing lines and fixtures, and a complete rewiring of electrical panels, outlets, lightin, and life safety systems. - All work will comply with Baltimore City Building Code, 2018 IBC/IRC, ADA, NFPA, and other applicable regulations. ********** Final inspections will be coordinated for all trades. ********
