231 e. north avenue (the “property”) is a .172 acre lot situated in the or-1 zoning district. the applicant received bmza approval to operate the property as 25 dwelling units with 6 off-street parking spaces (bmza2016-268). the property has since been improved by a 25-unit multi-family dwelling, but the parking area can only accommodate 3 spaces that meet the code’s off-street parking dimensional standards. the applicant has since acquired 223 e. north avenue, which is just 3 lots south of the property, and intends to use the additional property as a parking lot serving the 25-unit apartment building. the applicant therefore requests that the board grant variance relief allowing the proposed 3 on-site parking spaces in lieu of the 6 permitted under bmza2016-268.
