Source description
Interior work: Framing to create new partition walls, drywall, trim, subfloor, insulations (R21 walls/R49ceilings), interior doors, Complete the following work on front facade: Clean the stone and brick masonry with the gentlest means as possible, such as low pressure water spray (100-400 psi), mild detergent and natural-bristle hand brushes. Repoint mortar where open, deteriorated and too hard with lime based mortar to match historic mortar. Mortar to be same color (when dry), texture, joint size, profile, and hardness as historic mortar. Remove all windows and install two 2/4 double hung windows with Baltimore bullnose trim, at the 1st floor. At the 2nd and 3rd floors, install six 2/2 double hung windows with Baltimore bullnose trim. Doors and windows to fit in existing masonry openings with no additional framing or filler. Install one black lantern sconce, mailbox, security camera and doorbell adjacent to the main entryway. Latern, mailbox, doorbell and camera to be installed using mortar joint only and not bricks. Install one black wrought iron handrail to match the architectural detailing of historic railings at adjacent properties. Railings to be installed within mortar joints and concrete sidewalk only and not historic marble stoop. At the basement, remove the Bilco door and install two black wrought iron safety railings. At the buildings roofline, repair the cornice with new wood and wood epoxies to match existing. Scrape, prime and paint the security bars, door, door trim, transom trim, window, and window trim with Sherman Williams SW6259 - Triscorn Black. Complete the following work on the rear elevation: remove all windows installed without proper permits and CHAP approval. At the basement, 1st, 2nd and 3rd floors, install eight 1/1 white double hung windows. At the 1st, 2nd and 3rd floors, install cementitious smooth lap horizontal siding in Light Mist color. At the 2nd and 3rd floors, replace the two left most windows with two 6 panel metal doors. New doors and windows to fit new wood framed openings with no additional framing or filler. Doors and windows at the rear to have fiber cement trim. At the 1st, 2nd and 3rd floors, construct one (18’ 7 1/2” x 11’ 8”) 3 story pressure treated wood decking structure and one pressure treated wood staircase at the 1st floor to grade. New decking structure to have pressure treated wood decking boards, rectangular vertical spindles and handrails. Install one black lantern sconce adjacent to the door. Install one floodlight with a motion sensor at each floor. At the 1st floor, install one wall mounted security camera at the left side of the wall. In the rear yard, install one 6’H vertically paneled pressure treated wood fence with a pedestrian gate at the alley running from the rear wall along the side property lines of the rear alley. At the roofline, install black K styled aluminum gutters and downspouts. At grade, install one staircase at basement entryway. Complete the following work on the roof: install one modified bitumen rolled rubber roof membrane. Install two hvac condensed units as per plans. New condenser units not be highly visible from the street, all work will be done as per code,Approved For Work only subject to the permitted uses and regulations under the provisions of the Zoning Ordinance.
